A development which delivers a mix of open market and affordable housing, with a variety of dwelling types and sizes, and which each have sufficient parking to match demand.

A development which benefits the local community through the provision of land for a new school, publicly accessible facilities and public open space.

 

The proposals aim to deliver a high-quality, sustainable and distinctive development which is well grounded within its locality.  Detailed analysis of the site’s context has informed the proposals which are now at a stage where valuable commentary from the local community is sought to ensure local needs are met.

Masterplan Principles:

  • A Landscape-led approach with ecological enhancements to create a strong sense of place and an attractive place to live in;
  • An active living environment with a network of accessible and interlinked open spaces within a high-quality public realm; and
  • Distinct character areas to reflect the site’s landscape characteristics.

The current masterplan for the site envisages a mix development to achieve: 425 dwellings; land for a 4-form entry school (with potential for expansion to a 6-form entry school depending on Operator Requirements); 75-bed care home; Town Hall/Community Centre; land for a new twin-hall scout hut venue for Edenbridge Scout Group; equipped areas for formal play, LAP and LEAP; land for 36 parking spaces at Edenbridge Train Station; and provision of 0.29ha of land for allotments.  Facilities provided for the school within this proposal include: a full-sized football pitch, a full-sized rugby pitch, 3 tennis courts and a Multi-Use Games Area (MUGA).  Further provisions will be made to support the development and community needs such as associated open space, attenuation areas and landscaping.
