Mixed use planning permission for a development of 47 new homes and a retail foodstore.

The application site was in a designated employment area with paddock land beyond.  The site is accessed off London Road in Swanley, and via a vacant plot off an existing residential street to the west.

A Hybrid application was prepared, submitted and managed and has secured Full Planning Permission for a new retail foodstore and roundabout off London Road, Swanley.  This part of the development will regenerate an existing employment site and will provide highway improvements and additional job opportunities.  The Hybrid application also secured outline planning permission for 47 new homes to the rear of the site, including first homes and affordable housing.

The application was granted under delegated powers by Officers at Sevenoaks District Council, having received support from Swanley Town Council.

The site has a significant slope up to the east and so housing was located on the western edge close to existing development.  Large amounts of open space and play space are provided on-site with significant structural planting to help maintain and protect the countryside edge and surrounding residential development.  The Lidl foodstore is sited close to the main road frontage and amongst existing commercial development and assists to regenerate the eastern approach to Swanley.
